Displeased with housing quality and variety in the township’s newer residential neighborhoods, North Fayette officials contracted Strategic Solutions® to enhance the Planned Residential Development (PRD) regulations in the community’s zoning ordinance to foster development of character-driven neighborhoods with innovative design techniques. In addition to enhanced residential development, township officials sought to encourage mixed-use development with a focus on accessibility and pedestrian safety. Working closely with township staff and the community’s Planning Commission, our team facilitated Ordinance amendments that were rooted in realistic enforcement. We conducted multiple listening and planning sessions with staff to better understand the challenges facing the community and their desired path forward. We immersed ourselves in the township, touring newer neighborhoods to see development shortcomings firsthand and visited sites that would benefit from an expanded mix of uses.
To identify areas suitable for mixed-use development, we developed a detailed zoning transect to confirm an appropriate location for a Traditional Neighborhood Development (TND) overlay to spur diverse development opportunities. The transect further served to inform improved regulations for PRDs with a focus on design, open space, and character.
