A vacant lot in the heart of downtown Greensburg provided a great opportunity for a city seeking opportunities to activate its downtown. Having acquired the former Advance Furniture site, the Greensburg Community Development Corporation (GCDC) hired Strategic Solutions® to investigate the short- and long-term reuse potential for what was now a vacant lot. Everything was on the table at the outset, including residential and commercial new construction. Once findings from a market analysis, combined with rising construction costs in 2024, revealed unfavorable conditions for new construction in the short-term, Strategic Solutions® and the GCDC focused on more feasible concepts that would activate the space and enliven the downtown area. Through extensive public surveying and engagement with attendees at Greensburg’s popular Night Market, we developed two concepts—the “Pedestrian Micro-Park” and “Merchant Square”—with design renderings, cost analysis, and revenue projects.
